Fabulous Beach offers unmatched waterfront

Although there are many reasons homebuyers decide to buy on Fort Myers Beach, the spectacular views and easy access to the water are among the top ones.

Doug Grant, with Coldwell Banker Residential Estate, Inc., said his listing, 8200 Estero Boulevard on Fort Myers Beach, has been renovated and shows very well. The property has 80 feet of beachfront, which provides spectacular views.

"Value wise, this is one of the best values on the Beach right now," Grant said.

The $1,399,000 home has four bedrooms, three bathrooms and a recreation room area, which is being used as a media room to enjoy movies, but would also work well as an office or den. The Fort Myers Beach house also has a top-shelf furniture package.

"The furniture is elegant and tropical and very comfortable," he said, adding that the home has never been rented, so it does not have a lot of wear and tear.

It also includes a two-car garage and an elevator.

The home is on the south end of Estero Boulevard, which provides the owners with the opportunity to see the boats coming in and out of the pass.

Due to its location on the south end, it only takes four minutes to arrive on Bonita Beach.

"What's nice about it," Grant said, "once you get past the 5000 block on Fort Myers Beach the traffic becomes very congested. This is in the 8000 block just before you get off the island. You get on and off the island quickly."

Tauna Yerkes, with Lahaina Realty, said the 290 Dundee Road home sits on just a little over a quarter of an acre lot with 210 feet of wrap around waterfront. The home, which was built in 2008, is well landscaped with lush tropical plants, and it is nestled at the end of the road.

"It's a new home, but it has captured the charm of old Florida," Yerkes said, adding that the owner calls it a prairie style home that meets Key West.

The $1,399,900 residence which has three bedrooms and three and a half baths, was custom designed by the owner. The original beach cottage was torn down when the owner designed the home.

"When they tore that down, they had salvaged an old glass captain's compass," Yerkes said, which is estimated to be around 150 years old. "They had incorporated that compass into the banister of the home."

The banister is a replica of the one in the Hemingway home in the Keys.

Another prominent feature is the 14,000 individual aluminum stamped shingles placed on the roof of the home and boathouse.

The Fort Myers Beach home also has the latest technology to keep it safe during a hurricane.

"This house is definitely built to withstand years and years on the island with all the modern technology of impact windows and hurricane-rated windows," she said.

The home also has two docks and an LP tank that is buried in the yard that supplies fuel to the salt-water pool and spill over spa, as well as the six-burner Viking cooking top and generator. There also are balconies off of every bedroom and living area of the home.

In addition, the home has a widow's walk, which goes to the top of the house and offers a 360-degree view of the island, Gulf of Mexico and bay.

"This home is definitely built for someone that has expectations in high quality, one of the most unique homes on the island," she said.

Yerkes said the home is located on the quieter end of the beach that is more residential. She said the home is also close to the beach, which provides easy access not only to the Gulf of Mexico, but the treasures of the Back Bay.

"If you are a fisherman, it is a great place," she said. "It is easy access to the Back Bay for fishing or to the Gulf."

Kris Asquith, with Keller Williams Elite Realty, said the 5580 Williams Drive home on Fort Myers Beach is a beautiful four bedroom and bathroom home on just under three quarters of an acre. The home, which is 4,011 square feet, has its own private gate at the end of the road, which is rare on Fort Myers Beach.

The house, which is almost two years old, is located on the southern part of Fort Myers Beach where it is not as busy and touristy as the north end. The $3,950,000 home is built on 177 pilings providing security during a storm.

Asquith said a beautiful sunrise could be seen from the master bedroom and two guest bedrooms.

The second story has a pool and spa, which can be heated by either gas or electric. It has an infinity edge and looks out over the Back Bay.

The backyard also offers a boat dock, as well as a lift and an outdoor summer kitchen with granite countertops and a built-in grill, stone fireplace and television.

"What most people love about this property is there is a lot of storage under the house," she said, adding that there is a six-car garage and a RV garage on the property. "It is a very unique home, especially with all the storage."

Asquith said the nice part about Fort Myers Beach is boaters who live on the Back Bay can take their boat out whenever they choose. In addition, the Beach offers opportunities to walk down Estero Boulevard to watch the sunset, go on fishing charters, as well as renting kayaks, parasails, paddle boards, kite boards, bikes and scooters. There are also unique clubs, attractions, restaurants, movie theater, casino boat and the Key West Express.

The Fort Myers area real estate market has also seen an improvement, and Grant said there is a lot more confidence in the market on Fort Myers Beach.

"There are pockets in Southwest Florida where the inventory is low; this is one of them beach front," he said. "Such a limited commodity is why I think it is getting all the focus right now."

Grant has seen multiple offers on beachfront properties this year, which Realtors have not seen for the past six or seven years.

Yerkes said the market on Fort Myers Beach has had a pretty good comeback. New construction has started on the Beach again.

In addition, the higher-priced homes are also selling again. She said her biggest sale so far this year has been for a residence just over $2 million dollars.

"We hadn't seen that for a couple of years," Yerkes said. "We are seeing a lot of million dollar sales on the island. We have had a good year.

Asquith said the median sold price on homes on Fort Myers Beach is up 25 percent from November 2011 to November 2012. In November 2011, the median sold price of homes was $270,000, compared to $338,000 in November 2012.

"That's a change of $68,000," she said.

The number of properties sold on Fort Myers Beach is also up 35 percent from last November, Asquith said.

The month supply of inventory based on under contracts is down 32 percent. Asquith said in November 2011 they had 14.9 percent inventory and in November 2012 they had 10.2 percent of inventory.

In addition, the number of properties for sale in November 2011, she said was 665 properties on the market, compared to 536 in November 2012.

"We are down 19 percent," Asquith said.
